Here's how it works...
Most real estate companies today charge their clients between 5% and 6% in real estate commissions to sell a home. Back in the 1990s when home prices were $250,000, that meant a commission of $15,000 at 6%. But, now with prices having tripled, a 6% commission means it will cost the seller nearly $45,000 to sell that same house! That's three times the cost of what it was 15 years ago. Maybe there's a reason that commissions are so high?? Let's see...
Is it really three times as complicated to sell a house these days? Of course not. In fact, with advances in technology including everything from the Internet and cell phones to fax machines and GPS, many parts of the sale are actually easier.
How many other regular professions have seen a 3-fold increase in their paychecks? Hmm...doctors? teachers? plumbers? engineers? lawyers? police? accountants? I don't think you'll find many.
Yet, there is still this mystique that Realtors have to charge 5% to 6% (or more) to sell a house. Well, the truth is they don't have to! In fact, by law, there is no such thing as an industry standard commission. Yet, it's very hard to find full-service firms that charge less than 5%.
Why is that???
Do you remember when you used to call a travel agent to book a trip or call your broker to buy a stock? Those professions have changed radically in the past 15 years. The reason is that the consumers who use those services frequently found it was easy to save a lot of money by doing it without needing to pay high fees. The trouble with real estate is that the average person only buys or sells every 7-10 years. Therefore, they have very few experiences with a Realtor and just assume nothing has changed. And whatever they paid last time (6%) is what they have to pay today.
Well, that's no longer the case. We can sell your home for as low as 1.5% total commission. We'll charge a total of just 1.5% if we bring in an unrepresented buyer who contacts us through our direct marketing efforts such as Virtual Tours on the Internet, Property Signpost, Color Flyers, Open Houses, Print Advertising and more. That's right, if we find the buyer and they are not represented by another real estate brokerage, we don't charge you twice. It's a total of 1.5%!
Now, to get the broadest exposure to the whole market, we strongly suggest that you also have us market the property in the MLS so that other agents from other companies working with buyers will have incentive to show the home. I've found that 2.5% is sufficient to bring in agents from other companies. In this scenario, the total commission would be 4%. That's still a huge savings versus 6% (or even 5%).
You get the best of both worlds this way.
I saved one client $33,750 as the amount of their savings in commissions because they only paid 1.5%. That is a substantial savings that our client was overjoyed to not have to pay out needlessly.
