What is our "Smart Buyer Program for 2011"?

Our "Smart Buyer Program" is a free ongoing way of saving our clients thousands of dollars. Most Buyers are not aware how the sales commission (fee) works in a real estate purchase.  If they are told anything, they are usually informed that the seller pays all of the real estate commissions and that the buyer doesn't pay any commission.  But the truth is that the buyer's agent (broker) is usually getting paid a large commission of thousands of dollars from the seller. Our company believes it's too much and makes the cost of buying too high for you (the buyer). We routinely give big rebates of 40-50% of that commission to our buyers. That's a huge savings that the big companies in town are not likely to tell you about because that's not how they operate their business. (Feel free to ask them). 

While there are no standard commission rates, the buyer's agent (broker) in the greater Santa Barbara area usually receives a commission of 2.5% to 3% of the sales price.  Here is where we are different.  We work for a total commission of just 1.5%.  So, when we get paid that buyer's commission from the seller of 2.5% to 3%, we only keep 1.5%.  We give you (our buyer) whom we represent anything above 1.5% as a rebate or credit at closing.  So, usually, we are giving to you about 1% to 1.5% of the price of the home. That's THOUSANDS of dollars that you get just for working with us.  That's our "Smart Buyer Program".  There is no income level or downpayment limit to qualify.  Who else is going to give you money back to buy a home or condo?  Just ask around, you'll see we are pretty unique.
